Moss on your roof tiles is not just an aesthetic problem — it actively damages your roof. Across East London, moss is particularly aggressive on north-facing slopes, properties near trees, and in areas with higher humidity from the Thames corridor. Here is what you need to know.

How Moss Damages Roof Tiles

Moss roots penetrate the surface of concrete and clay tiles, creating micro-cracks. Moss holds moisture against the tile surface permanently, accelerating water absorption. In winter, absorbed water freezes and expands inside the tile, widening cracks from the inside out. Over several years, this freeze-thaw cycle can reduce the effective lifespan of concrete tiles by 10–15 years.

Moss also blocks the drainage channels between interlocking tiles, causing water to back up under the tile overlap and into the batten space. This accelerates batten rot and can cause internal leaks that are difficult to diagnose because the water enters several tiles away from where it appears inside the house.

Should You Remove Moss?

Yes — but correctly. The wrong removal method can cause more damage than the moss itself.

Do NOT pressure wash: High-pressure water strips protective granules from concrete tiles, drives water under tile overlaps and into the roof space, and can crack old tiles. Pressure washing does more harm than good in almost every case.

Do NOT scrape aggressively: Wire brushes and metal scrapers damage tile surfaces and break fragile tiles.

DO use soft-wash with biocide: A low-pressure application of professional-grade biocide kills moss at the root. Dead moss is then gently brushed off or left to weather away naturally over 4–8 weeks. The biocide prevents regrowth for 3–5 years.

Walthamstow and Chingford: Proximity to Epping Forest means heavy tree canopy and leaf accumulation. North-facing slopes are particularly bad.

Woodford and Wanstead: Tree-lined suburban streets create shaded, humid conditions ideal for moss.

Barking and Dagenham: Becontree Estate roofs with porous old tiles grow moss rapidly, particularly on hipped roofs where the north-facing slope gets minimal sun.

Leyton and Leytonstone: Edwardian clay tiles with textured surfaces provide excellent moss anchorage.
