Cold roof: Insulation on the loft floor. The loft space is cold and ventilated. Simplest, cheapest option. Suitable when the loft is unused storage only.
Warm roof: Insulation between or above the rafters. The loft space is warm. Required for loft conversions and living spaces. More expensive but creates usable heated space.
Mineral wool: £5–10/m². Easy to install. Good thermal performance. The standard choice for loft floor insulation.
PIR/PUR rigid board (Celotex/Kingspan): £20–40/m². Best thermal performance per thickness. Essential for rafter-level insulation where space is limited.
Sheep’s wool: £15–25/m². Natural, breathable, good for older properties. Absorbs and releases moisture without losing thermal performance.
Spray foam: £20–40/m². Applied as liquid, expands to fill gaps. Can cause mortgage valuation issues — some lenders refuse properties with spray foam insulation. Check with your lender before proceeding.
Blocking ventilation: Cold roofs need ventilation at the eaves and ridge to prevent condensation. Insulation must not block soffit vents.
Compressing insulation: Squashing mineral wool into a thinner space reduces its effectiveness dramatically. If you need higher performance in less space, switch to rigid board.
Insulating over electrics: Electrical cables buried under loft insulation can overheat. Cables should be lifted above the insulation or rated for burial.
Ignoring the loft hatch: An uninsulated loft hatch is a major thermal bridge. Fit an insulated hatch cover or draught-strip the existing frame.
