Repair or Replace? How to Decide What Your East London Roof Needs

One of the most common questions we hear from East London homeowners is: should I repair my roof or replace it? The answer depends on the roof’s age, condition, the extent of the problem, and the economics of ongoing repair versus one-off replacement.

When Repair Makes Sense

Isolated damage: A few slipped slates, a cracked tile, a small area of failed flashing. If the rest of the roof is sound and the covering has remaining life, repair is the obvious choice.

Storm damage to an otherwise sound roof: Wind displaces ridges or strips a section of tiles, but the underlying structure and the rest of the covering are in good condition.

The roof is less than halfway through its expected lifespan: Natural slate: repair if under 50 years old. Clay tiles: repair if under 30 years old. Concrete tiles: repair if under 20 years old. GRP/EPDM flat roof: repair if under 10 years old.

When Replacement Makes Sense

The 30% rule: If more than 30% of slates or tiles are damaged, slipping, or porous, ongoing patch repairs become more expensive than a one-off replacement within 3–5 years.

Multiple concurrent problems: Failed tiles AND rotten battens AND corroded fixings AND failed underlay. When several elements are failing simultaneously, the roof has reached end-of-life.

You are spending more than £500/year on repairs: If annual repair bills are approaching £500+, the cumulative cost will exceed a new roof within 10–15 years — and you get no guarantee of longevity with patches.

You are selling the property: A new roof with a 10-year guarantee adds £5,000–£15,000 to your property’s value and eliminates the biggest objection buyers raise. A patched roof with visible wear reduces offers and delays sales.

You are installing solar panels: Solar panels last 25–30 years. If your roof needs replacing within that period, do the roof first. Removing panels, re-roofing, and reinstalling costs significantly more than doing the roof before the panels go on.

The Cost Comparison

Annual repairs averaging £500 over 15 years = £7,500 with no guarantee and an ageing roof at the end. A new mid-terrace slate roof = £5,500–£8,500 with a 10-year guarantee and a 60–100 year lifespan. The maths speaks for itself in most cases.
