Cement mortar is too hard for soft London stock bricks — it traps moisture, causes spalling, and creates more damage than the original problem. This is not optional or a preference — it is a requirement for the long-term health of the masonry.

Chimney Construction by Era in East London

Georgian and early Victorian (pre-1860): Tall, slender stacks with multiple flues, built with soft London yellow stock bricks and lime putty mortar. The most vulnerable chimneys in East London — many have been standing for 160–200 years. We repoint exclusively with lime mortar and source matching London stock bricks for any brick replacement.

Late Victorian and Edwardian (1860–1914): Larger, more robust stacks with decorative corbelling and moulded pot designs. Still lime mortar construction. Inter-war (1920–1939): Simpler stacks on 1930s semis across Ilford, Romford, and Barking. Mix of lime and early cement mortar. These can accept cement repointing as the bricks are harder than Georgian/Victorian stock. Becontree Estate chimneys are of this era.

Post-war (1945–1970): Functional stacks, often rendered. Many now redundant since gas central heating replaced coal fires. Capping and ventilating is often the most cost-effective approach for unused post-war chimneys.

Flaunching, Cowls, and Capping

Flaunching: The cement cap around chimney pots. Cracks after 20–30 years, allowing water into the flue and down the chimney breast. Replacement: £180–£350 per stack including pot re-bedding.

Cowls: Metal or terracotta caps that fit over pots. Prevent rain entry and bird nesting while allowing ventilation. Anti-bird cowls: £90–£200 per pot. Rain cowls: £80–£150.

Capping: Sealing the top of a disused chimney with a ventilated cap. Prevents water entry while maintaining airflow to prevent internal condensation and damp on chimney breast walls. Cost: £200–£400 per pot.
