UPVC and timber fascia, soffit, and bargeboard replacement across East London. Rot-proof, maintenance-free finishes.
Every property built before the mid-1990s in East London originally had timber fascias and soffits. After 30–60 years of exposure, most are now failing. The worst-affected areas are the Edwardian terraces across Walthamstow, Leyton, and Hackney where original softwood fascias were never designed to last this long without regular maintenance that rarely happened.
Becontree Estate homes in Barking and Dagenham had their fascias replaced in bulk during the 1980s–90s Right to Buy improvement programmes — but those UPVC installations are now 30–40 years old and showing UV degradation, yellowing, and bracket failure.
Capping (covering existing timber with UPVC) costs £70–£100/m vs £115–£175/m for full replacement. Capping only works if the existing timber is sound — we probe with a bradawl before quoting. If there is any softness, full replacement is the only option. We would rather lose a sale than cap over rot that will cost you more to fix later.
UPVC (standard): 18mm cellular UPVC boards. White, black, rosewood, or anthracite grey. Maintenance-free for 25+ years. Cost: £115–£175/lm fitted (London rates). The practical choice for 95% of East London properties.
UPVC capping: 9mm UPVC boards fitted over existing sound timber fascias. Cost: £70–£100/m. Only suitable if the timber underneath is structurally sound — we probe with a bradawl before recommending capping. If we find softness, full replacement is the only honest recommendation.
Treated timber: Primed and painted softwood or hardwood. Required in some conservation areas across Hackney, Walthamstow, and Wanstead. Cost: £130–£200/lm. Needs repainting every 5–7 years. Beautiful on period properties but demands ongoing maintenance.
Soffits are not just cosmetic — they provide critical ventilation to your roof space. Part F of the Building Regulations requires a minimum 10mm continuous ventilation gap or equivalent at the eaves. When we replace soffits, we install ventilated soffit boards or continuous ventilation strips that meet this requirement. Blocked or absent soffit ventilation causes condensation in the loft, which rots timbers and degrades insulation — a problem we see regularly on East London properties where previous fascia installations did not include adequate ventilation.
Most East London homeowners replace fascias, soffits, bargeboards, and guttering together — the labour saving is significant because the scaffold is only erected once. A typical roofline package includes: removal of all existing timber fascias and soffits, inspection and treatment of rafter feet, UPVC fascia boards, ventilated soffit boards, bargeboards (on gable ends), new UPVC guttering with all brackets, outlets, and downpipes, and scaffold for two-storey properties.
Terraced house: £1,200–£2,200. Semi-detached: £1,800–£4,500. Detached: £3,500–£7,000+. These are London rates including scaffold.

“They felted our flat garage roof as a temporary measure while we save for GRP. Honest about it being a 10-year solution, quoted fairly, and the workmanship is excellent for a budget option.”
“Warehouse conversion in Shoreditch with a nightmare butterfly roof leak. Two other roofers could not find it. These guys traced it to a failed internal valley in thirty minutes and had it fixed by the end of the day.”
“Chimney stack was leaning on our Victorian terrace. They scaffolded, took it down to roofline, rebuilt with matching London stock bricks, and re-flashed in Code 5 lead. Eighteen months later, bone dry.”
