Waltham Forest (Walthamstow, Chingford, Leytonstone): The highest moss growth rate in East London due to proximity to Epping Forest, mature residential tree canopy, and north-facing slopes that get minimal winter sun. Properties on Forest Road, The Drive, and Palmerston Road are the worst affected — visible moss regrowth within 12 months of cleaning without biocide treatment.
Redbridge (Ilford, Woodford, Wanstead): Affluent tree-lined avenues create shaded, humid conditions perfect for moss. Concrete interlocking tiles on 1930s semis along Cranbrook Road and Beehive Lane are particularly vulnerable — their textured surfaces trap spores and their increasing porosity with age creates the damp conditions moss needs.
Barking and Dagenham: Becontree Estate hipped roofs have four slopes, and the north and east faces accumulate heavy moss growth. The original hand-made clay tiles have a rough surface that anchors moss firmly. Concrete replacement tiles from the 1970s–80s are equally affected.
1. Ground-level survey: We assess tile condition, identify fragile areas, and plan access. If tiles are severely frost-damaged, we advise against cleaning — the tiles need replacing, not cleaning.
2. Gutter protection: We cover or temporarily dam gutters to prevent moss debris blocking downpipes during the clean.
3. Manual scrape: Heavy moss deposits are removed by hand using non-metallic scrapers that do not damage the tile surface. This removes 80% of the growth.
4. Low-pressure biocide application: Professional-grade biocide is applied at low pressure (garden-sprayer level, not pressure-washer level) to kill remaining moss roots and prevent regrowth. The biocide works over 4–8 weeks, turning moss grey and releasing it from the surface.
5. Gutter clean: All gutters are cleared of debris from the cleaning process.
6. Report: We provide before and after photographs and a note on tile condition, remaining lifespan estimate, and recommended retreatment interval.
With biocide treatment: every 3–5 years depending on aspect and tree cover. Without biocide: moss returns within 12–18 months. An annual biocide-only top-up (£200–£400 without cleaning) extends the interval between full cleans.
