BS 8612 compliant dry verge and dry ridge systems. No more mortar failure, wind damage, or water ingress.
The worst-affected areas are the 1960s–80s concrete-tile estates across Barking, Dagenham, Ilford, and Romford. Mortar-bedded verges on these properties crack within 15–20 years from thermal expansion, then admit water that tracks along battens and causes internal damp far from the verge edge — making the leak source difficult to diagnose.
Specific estates with widespread verge failure: Harold Hill (Romford), Five Elms and Marks Gate (Dagenham), Thames View (Barking), Loxford and Clementswood (Ilford). Hipped roofs on the Becontree Estate also suffer hip mortar failure, though the verges are less affected due to the hip-end design.
Since the 2015 revision of BS 5534, all new and replacement verge installations must use mechanically fixed systems compliant with BS 8612. Mortar bedding is no longer acceptable as a sole fixing method. Dry verge units clip onto the tile and screw to the bargeboard, creating a wind-resistant, maintenance-free edge that cannot crack, erode, or blow off.
A dry verge unit is a pre-formed plastic or metal cap that clips onto the edge tile and screws to the bargeboard or fascia beneath. The interlocking design creates a continuous, wind-resistant edge that cannot crack, erode, or blow off. Each unit overlaps the one below, channelling any water back onto the roof surface rather than allowing it to track behind the verge.
The system is completed with a starter unit at the eaves and a closure at the ridge. Installation is straightforward — a full gable end takes 2–3 hours for an experienced roofer. The result is a permanent, maintenance-free edge that looks clean and professional.
Dry ridge uses the same mechanical fixing principle as dry verge but at the apex of the roof. Ridge tiles sit on a continuous ventilated roll that is mechanically fixed to a ridge batten. Each tile is held by metal clips and union pieces that allow thermal movement while maintaining a weathertight seal.
Dry ridge provides permanent ridge ventilation — essential for modern insulated roofs where condensation management is critical. Traditional mortar-bedded ridges block ventilation at the apex, trapping moisture in the roof space.
Harold Hill, Romford: 1950s concrete tile estate with widespread mortar verge failure. Properties on Hilldene Avenue, Dagnam Park Drive, and Gooshays Drive are the most commonly quoted. Wind exposure on the higher ground of Harold Hill accelerates mortar failure.
Marks Gate, Dagenham: Post-war housing with concrete interlocking tiles and failing mortar verges on gable ends facing the prevailing south-westerly weather.
Thames View, Barking: 1950s–60s estate near the river with enhanced wind exposure. Verge failures cause persistent damp on gable-end bedrooms.
Loxford and Clementswood, Ilford: 1930s–60s housing with a mix of plain tile and interlocking tile verges, many of which have been re-mortared multiple times and now need mechanical fixing.

BS 8612:2018 specifies design and performance requirements for dry-fixed ridge, hip, and verge systems. Since the 2015 revision of BS 5534, mechanically fixed systems are mandatory for all new-build and replacement roof verge installations, replacing traditional mortar bedding. “They fitted leaf guards to all our guttering after years of blockages from the oak tree next door. Not a single overflow since. Wish we had done it ten years ago.”
“Three quotes for a GRP fibreglass flat roof on our rear extension. Theirs was the most detailed — they explained the drainage falls, the trim details, everything. 25-year guarantee. No leaks since installation.”
“They patched our emergency flat roof leak in Beckton on Christmas Eve. Christmas Eve. And charged the standard emergency rate, no holiday premium. That is the kind of company you want to use.”
